Same-Era Homes That Age Together

Rohnert Park was planned from the start and built out in lettered "sections" from the 1960s on, so whole neighborhoods share the same floor plans, materials, and age. Systems installed at the same time tend to wear out at the same time.

In homes from the 1960s through the 1980s I pay close attention to roofs and roof drainage, original windows and doors, water heaters and furnaces, and electrical panels and wiring that have been added to over the years.

Remodels, Additions and Garage Conversions

With so many similar houses, owners have often made theirs different: added rooms, enclosed patios, converted garages, new kitchens and baths. Some of that work was done well and some was not.

I look at how additions tie into the original roof and foundation, how new circuits were added to the panel, and whether plumbing changes drain and vent the way they should.

Condos and Townhomes

Sonoma State University is in Rohnert Park, and the city has a large share of condos, townhomes, and apartments. Whether you are a first-time buyer or buying a rental, the unit itself still deserves a full inspection.

I inspect the unit and its systems, and note what I can see of shared elements such as roofs and decks so you know what to ask the association about.
