Home Inspections

Above and Beyond a “Standard” Inspection

I go above and beyond a “standard” inspection to provide my clients with a truly thorough home inspection and detailed report. I use the latest in technology, including drones and other tools to provide you with better information. I will arrive on time with clean and professional attire. When the inspection is completed, I will explain the general condition of the home and discuss major issues that need to be addressed. I will also mention the items that you might want to keep an eye on for deferred maintenance.

A home inspection is visual, non-invasive, and based on accessible conditions observed on the inspection date. I cannot promise a perfect house. I can help you understand what is visible, material, and important before you commit.

What Is Included

The Structure

Foundations, grading & drainage, basements, crawlspace, attics, bearing walls, and framing

The Exterior

Electrical

Service entrance and panels, branch circuits, smoke and CO detectors, outlets, and fixtures

Buyer Home Inspection

Buyer Home Inspection

Buyer Home Inspection

A thorough, top-to-bottom inspection for buyers, so you understand the home before you commit. I walk it with you in plain English: what's visible, what's material, and what actually matters.

A buyer home inspection is the heart of what Buy Wise does. I evaluate the home's visible, accessible systems and structure, roof, exterior, foundation, attic, insulation, plumbing, electrical, heating and cooling, and the interior, and document conditions with photos and clear notes.

When we walk the home together, I explain what I'm seeing as I go. You'll leave understanding the property: what's in good shape, what needs attention soon, and what to plan for down the road. No jargon, no scare tactics, no pressure.

Everything is delivered in a clear, color-coded report that separates minor items from major defects, with representative photos and, where helpful, short videos that walk you through the why behind each finding.

My goal is simple: you'll understand the house, not just receive a report.

What's Included:

  • Roof, exterior, foundation, and structure
  • Plumbing, electrical, heating, and cooling
  • Attic, insulation, and ventilation
  • Interior, walls, floors, doors, and windows
  • Walk-through with your inspector
  • Plain-English explanation of every finding
  • Color-coded report with photos and video
  • Direct access to me before and after
Pre-Listing Inspection

Pre-Listing Inspection

Pre-Listing Inspection

A seller-side inspection before you list, so there are no surprises mid-escrow. Know the home's condition up front and go to market with confidence and credibility.

A pre-listing inspection gives sellers the same thorough, independent look a buyer would get, before the home hits the market. It puts you in control: you find out what a buyer's inspector is likely to flag while you still have time to address it, price it in, or disclose it cleanly.

I inspect the same visible, accessible systems and structure I would for a buyer, and deliver the same clear, color-coded report. You decide what to repair, what to leave, and how to present the home.

Listings backed by a pre-listing inspection tend to move with fewer renegotiations and fewer last-minute surprises, because everyone is working from the same honest picture.

What's Included:

  • Full visual inspection of the home
  • Find issues before a buyer's inspector does
  • Time to repair, price in, or disclose
  • Fewer mid-escrow surprises and renegotiations
  • Clear, color-coded report with photos
  • Stronger, more credible listing
  • Plain-English walk-through of findings
  • Independent and buyer-trusted
Sewer Scope Inspection

Sewer Scope Inspection

Sewer Scope Inspection

A camera inspection of the main sewer line from the home to the connection, catching root intrusion, cracks, bellies, and blockages that a standard inspection can't see underground.

The sewer line is one of the most expensive things to repair and one of the easiest to overlook, because it's buried. A sewer scope sends a camera down the main line to show its real condition, not a guess.

This is especially worth doing on older homes, properties with mature trees, and rural or hillside lots where lines run long. I look for root intrusion, cracks, separations, bellies (low spots that collect waste), and blockages, and I show you the footage so you can see what I see.

A sewer scope is included as a useful due-diligence option in the Wise Choice and Total Confidence Inspections whenever the line is accessible, and it can be added to any inspection on request.

What's Included:

  • Camera inspection of the main sewer line
  • Root intrusion, cracks, and separations
  • Bellies, low spots, and blockages
  • Especially valuable on older or wooded lots
  • Video footage you can keep
  • Plain-English summary of condition
  • Available as an add-on to any inspection
  • Included when accessible in larger packages
Mold & Air Quality Testing

Mold & Air Quality Testing

Available by request

Mold & Air Quality Testing

Sampling and testing to understand indoor air quality and whether mold is present, useful, measured due diligence, not a scare campaign.

Mold and air quality testing answers a practical question: is there something in the air or behind the surfaces that you should know about before you buy? It's a measured, informational service, not a reason to panic.

When it's warranted, I collect air and/or surface samples and have them analyzed by an accredited lab, then explain the results in plain language: what was found, whether it's typical, and what (if anything) is worth following up on.

This is a smart add-on for homes with a history of moisture, older properties, rentals, or any time a buyer simply wants extra peace of mind about what they're breathing.

Offered by request. To add this to an inspection or ask a question, reach Juan at juan@buywiseinspect.com or 707.326.6115.

What's Included:

  • Air and/or surface sampling
  • Accredited lab analysis
  • Clear, plain-English results
  • Helpful for homes with moisture history
  • Measured guidance, never scare tactics
  • Pairs well with a full inspection
  • Peace of mind about indoor air
  • Available on request
Digital Floor Plans

Digital Floor Plans

Digital Floor Plans

A simple digital floor plan of the home, handy for planning furniture, renovations, and understanding the layout you're buying.

A digital floor plan turns the home into something you can actually plan around. As part of the inspection, I capture a simple digital layout of the property you can reference long after closing.

It's genuinely useful: sizing furniture, scoping a renovation, getting accurate quotes from contractors, or simply understanding the flow of the home before you move in.

Digital floor plans are part of the Total Confidence package and can be added to any inspection on request.

What's Included:

  • Simple digital floor plan layout
  • Great for furniture and move-in planning
  • Useful for renovation and contractor quotes
  • Understand the home's flow before closing
  • Delivered with your report
  • A reference you keep for the long term
  • Included in the Total Confidence package
  • Available as an add-on
Pool & Spa Review

Pool & Spa Review

Available by request

Pool & Spa Review

A visual review of the pool or spa and its visible equipment, surface, decking, and accessible components, so you know what you're taking on.

If the property has a pool or spa, it deserves a look. I provide a visual review of the pool or spa and its readily accessible equipment, the surface and decking, visible plumbing and pumps, heaters, and safety features, and explain what I observe.

This is a condition-and-awareness review, not a specialist certification. Where something warrants a closer look from a pool contractor, I'll tell you plainly so you can follow up before closing.

Pool and spa review is available on request and pairs naturally with a full home inspection.

Offered by request. To add this to an inspection or ask a question, reach Juan at juan@buywiseinspect.com or 707.326.6115.

What's Included:

  • Visual review of pool or spa
  • Surface, decking, and visible equipment
  • Pumps, heaters, and accessible plumbing
  • Visible safety features noted
  • Plain-English summary of condition
  • Clear flags when a specialist is warranted
  • Pairs well with a home inspection
  • Available on request
Wildfire / Home-Hardening Review

Wildfire / Home-Hardening Review

Available by request

Wildfire / Home-Hardening Review

A practical walk-through of the home's wildfire-readiness features, roof, vents, eaves, decks, and defensible space, with plain guidance on home hardening. Informational, not an insurance certification.

In the North Bay, wildfire readiness is a real part of owning a home. This review is a practical, informational walk-through of the features that matter most for home hardening: roof and gutters, vents and eaves, siding, decks and attachments, windows, and the defensible space around the structure.

I'll point out where a home already reflects good wildfire-hardening practices and where there's room to improve, in plain language you can act on.

To be clear about what this is: it's an informational review to help you understand the home and prioritize improvements. It is not an insurance certification and makes no promises about insurance coverage, eligibility, or pricing.

Offered by request. To add this to an inspection or ask a question, reach Juan at juan@buywiseinspect.com or 707.326.6115.

What's Included:

  • Roof, gutters, vents, and eaves
  • Siding, decks, and attachments
  • Windows and ember-entry points
  • Defensible space around the home
  • Practical home-hardening guidance
  • Plain-English priorities you can act on
  • Informational, not an insurance certification
  • Available as an add-on or standalone
SB 721 / Exterior Elevated Element Inspection

SB 721 / Exterior Elevated Element Inspection

Available by request

SB 721 / Exterior Elevated Element Inspection

A specialty inspection of exterior elevated elements, balconies, decks, stairways, and walkways, for multifamily compliance. Offered by request.

California's SB 721 requires periodic inspection of exterior elevated elements (EEEs), balconies, decks, landings, stairways, and walkways more than six feet above the ground that rely on wood or wood-based framing, on many multifamily buildings.

I offer SB 721 / EEE inspections as a specialty service by request. I assess the load-bearing components and their associated waterproofing for safety and serviceability, and document conditions clearly so owners and managers can plan and comply.

This is a specialty path for property owners and managers. If you're a homebuyer here for a standard inspection, this isn't something you need to navigate, start with a Buyer Home Inspection.

Offered by request. To add this to an inspection or ask a question, reach Juan at juan@buywiseinspect.com or 707.326.6115.

What's Included:

  • Balconies, decks, landings, and stairways
  • Elevated walkways and load-bearing components
  • Associated waterproofing assessed
  • Clear documentation for compliance planning
  • For multifamily owners and managers
  • Specialty service offered by request
  • Plain-English findings and priorities
  • Not part of the standard homebuyer path
