Home Inspections
I go above and beyond a “standard” inspection to provide my clients with a truly thorough home inspection and detailed report. I use the latest in technology, including drones and other tools to provide you with better information. I will arrive on time with clean and professional attire. When the inspection is completed, I will explain the general condition of the home and discuss major issues that need to be addressed. I will also mention the items that you might want to keep an eye on for deferred maintenance.
A home inspection is visual, non-invasive, and based on accessible conditions observed on the inspection date. I cannot promise a perfect house. I can help you understand what is visible, material, and important before you commit.

A buyer home inspection is the heart of what Buy Wise does. I evaluate the home's visible, accessible systems and structure, roof, exterior, foundation, attic, insulation, plumbing, electrical, heating and cooling, and the interior, and document conditions with photos and clear notes.
When we walk the home together, I explain what I'm seeing as I go. You'll leave understanding the property: what's in good shape, what needs attention soon, and what to plan for down the road. No jargon, no scare tactics, no pressure.
Everything is delivered in a clear, color-coded report that separates minor items from major defects, with representative photos and, where helpful, short videos that walk you through the why behind each finding.
My goal is simple: you'll understand the house, not just receive a report.

I inspect the same visible, accessible systems and structure I would for a buyer, and deliver the same clear, color-coded report. You decide what to repair, what to leave, and how to present the home.
Listings backed by a pre-listing inspection tend to move with fewer renegotiations and fewer last-minute surprises, because everyone is working from the same honest picture.

A camera inspection of the main sewer line from the home to the connection, catching root intrusion, cracks, bellies, and blockages that a standard inspection can't see underground.
The sewer line is one of the most expensive things to repair and one of the easiest to overlook, because it's buried. A sewer scope sends a camera down the main line to show its real condition, not a guess.
This is especially worth doing on older homes, properties with mature trees, and rural or hillside lots where lines run long. I look for root intrusion, cracks, separations, bellies (low spots that collect waste), and blockages, and I show you the footage so you can see what I see.
A sewer scope is included as a useful due-diligence option in the Wise Choice and Total Confidence Inspections whenever the line is accessible, and it can be added to any inspection on request.

Sampling and testing to understand indoor air quality and whether mold is present, useful, measured due diligence, not a scare campaign.
Mold and air quality testing answers a practical question: is there something in the air or behind the surfaces that you should know about before you buy? It's a measured, informational service, not a reason to panic.
When it's warranted, I collect air and/or surface samples and have them analyzed by an accredited lab, then explain the results in plain language: what was found, whether it's typical, and what (if anything) is worth following up on.
This is a smart add-on for homes with a history of moisture, older properties, rentals, or any time a buyer simply wants extra peace of mind about what they're breathing.

A digital floor plan turns the home into something you can actually plan around. As part of the inspection, I capture a simple digital layout of the property you can reference long after closing.
It's genuinely useful: sizing furniture, scoping a renovation, getting accurate quotes from contractors, or simply understanding the flow of the home before you move in.
Digital floor plans are part of the Total Confidence package and can be added to any inspection on request.

If the property has a pool or spa, it deserves a look. I provide a visual review of the pool or spa and its readily accessible equipment, the surface and decking, visible plumbing and pumps, heaters, and safety features, and explain what I observe.
This is a condition-and-awareness review, not a specialist certification. Where something warrants a closer look from a pool contractor, I'll tell you plainly so you can follow up before closing.

I'll point out where a home already reflects good wildfire-hardening practices and where there's room to improve, in plain language you can act on.

A specialty inspection of exterior elevated elements, balconies, decks, stairways, and walkways, for multifamily compliance. Offered by request.
California's SB 721 requires periodic inspection of exterior elevated elements (EEEs), balconies, decks, landings, stairways, and walkways more than six feet above the ground that rely on wood or wood-based framing, on many multifamily buildings.
I offer SB 721 / EEE inspections as a specialty service by request. I assess the load-bearing components and their associated waterproofing for safety and serviceability, and document conditions clearly so owners and managers can plan and comply.
